Open plots enquiry calling for HMDA and DTCP layouts

Open plots enquiry calling for HMDA and DTCP layouts in Telangana and Andhra Pradesh: what to ask, how to explain approvals neutrally, and when to stop.

By ElevateBox Editorial Team · Updated · 7 min read

Key takeaways

  • Plot buyers ask about approvals on the first call. Your caller must say exactly what is documented, nothing more.
  • Ask size in square yards, budget, purpose (house or investment) and timeline.
  • Venture visits work best on weekend mornings, with family. Book them on the call.
  • Never let any caller, human or AI, give legal advice or promise appreciation.

Why plot buyers need a different call

Open plot buyers in Telangana and Andhra Pradesh are not flat buyers. Many are buying their first piece of land, often with savings from abroad or a retirement fund. They have heard stories of unapproved layouts and disputed titles. Their first question is rarely the price. It is "is this HMDA approved?" or "DTCP aa, panchayat aa?"

Plot enquiries also come from everywhere: newspaper inserts, hoardings on the highway, property portals, Facebook ads, and a cousin's WhatsApp forward. Many come on Sunday evenings after a family discussion. Most ventures have one or two people answering phones, who are also the people showing plots on site.

That changes the call. Speed still matters, and every enquiry should be rung within minutes, as in our real estate lead calling post. But trust matters more. A vague or wrong answer about approvals loses the buyer, and it can create real trouble for you later.

What the first call should ask

  • Plot size: in square yards, which is how Telangana and Andhra buyers think. 150, 200, 267 square yards are common asks.
  • Budget: total, or per square yard if they prefer.
  • Purpose: building a house soon, or holding as an investment.
  • Facing and road width: east facing and a 30-feet road are frequent asks, and some buyers will not come without them.
  • Timeline and loan: cash buyer or plot loan, and how soon.

In Telugu, a natural question is: "Meeku entha square yards plot kavali, east facing preference unda?" (How many square yards do you need, do you prefer east facing?) The answers are saved as fields so your sales team can match buyers to available plots before the visit.

Explaining approvals neutrally

Here is the rule that matters most. The caller states the approval exactly as your documents show it, and nothing beyond. In the brief, write the facts in plain words:

  • Which authority approved the layout (HMDA, DTCP, or another body) and the approval or LP number as printed
  • The RERA registration number, if the venture is registered
  • What is already done on site: roads, drainage, electricity, compound wall
  • Whether banks have approved plot loans for the layout

Then tell it what it must not do. It should not explain what an approval means legally, compare authorities, say one approval is "as good as" another, or promise that land prices will rise. If a buyer asks "is it safe to buy?" or "will it double in five years?", the right answer is: "Our manager will show you all the documents at the site, and you can check them with your own lawyer." That is honest, it is not advice, and it moves the buyer toward a visit.

A note on this post itself: it is about how to run enquiry calls, not legal advice on land approvals. Buyers should verify documents with their own lawyer, and you should check your own claims with yours.

Booking the venture visit

Ventures are usually outside the city, on the Shadnagar, Sadasivpet or Yadadri side for Hyderabad buyers, or along the highways around Vijayawada and Guntur. Families come together, often in one car. So:

  1. Offer weekend morning slots first. Afternoon sun on an open plot is hard on elders.
  2. Ask how many are coming and whether they need a pick-up from a landmark.
  3. Confirm the day before, the same way builders confirm site visits.
  4. Send the location pin after the buyer agrees, because ventures are hard to find.

What a month of plot enquiry calls looks like

Old enquiries from last yearNever called againRe-called when a new phase opens

For example, a venture getting 600 enquiries a month, with around 800 connected minutes, spends about ₹6,384 on talk time at list price. When you launch a new phase, upload last year's enquiries as a bulk campaign. The approach is the same as in our post on old customer list calls.

Where your team takes over

Plots are bought with family money and a lot of emotion. The AI employee gets the buyer to the venture. Your team has to do the rest. Hand over when:

  • The buyer wants to see the link documents, the layout copy or the encumbrance details
  • They ask about price per square yard negotiation, corner plot premiums or payment in instalments
  • They want to reserve a specific plot number on the call
  • They ask anything that sounds like legal or tax advice

Your manager opens the lead, sees size, facing, budget and purpose, and walks the family to two or three plots that fit, instead of the whole layout. That saves an hour in the sun for everyone, and it shows the family you listened on the phone. Families notice that, and they mention it to the relatives who will buy next.

New phases and old enquiries

Most ventures sell in phases. When phase two opens, the best buyers are often the people who enquired about phase one and did not buy: the budget was short, the timing was wrong, or they wanted a bigger plot. Call them first, with something new to say: the new phase, the roads now laid, or a new bank tie-up for plot loans.

Upload the old enquiries as a call list, set calling hours that suit families (evenings and Sunday mornings work well), and let the employee work through them over a week. The call should still ask the basic questions again, because circumstances change in a year. A buyer who wanted 150 square yards may now want 200, or may have bought elsewhere and be ready to refer a brother.

Calling rules to keep in mind

Call people who enquired, about the venture they enquired about. Do not buy lists of "land investors" and call them cold. Numbers on the National Do Not Call registry should not get promotional calls without their consent, under TRAI's TCCCPR rules. Every call is checked against your do-not-call list, consent records and calling hours before it is placed. The calling rules guide covers the details.

Frequently asked questions

Can an AI caller tell buyers whether a plot is HMDA or DTCP approved?

It can read out the approval exactly as written in your brief, such as the authority and approval number. It should not explain what that approval means legally or compare it with others. Those questions go to your manager and the buyer's own lawyer.

What should an open plot enquiry call ask first?

Plot size in square yards, budget, and whether the plot is for building a house or for investment. Then facing, road width and timeline. Those five answers are enough to match a buyer to available plots before the visit.

Can the caller speak Telugu to plot buyers in villages and small towns?

Yes. It speaks natural Telugu with the respectful garu and meeru forms, and switches to Hindi or English if the buyer does. Older buyers in smaller towns often prefer Telugu, so set it as the opening language for those campaigns.

Calling people who enquired about your venture is normal business. Cold calling bought lists, or calling numbers on the Do Not Call registry without consent, breaks TRAI rules. Keep consent records and respect calling hours.
